Palos Verdes home sales for the year 2017 were 684, a slight decrease from the 692 homes that sold in 2016. The Lunada Bay/Margate area posted the highest number of homes sold in 2017. They had 71 sales, down from the 73 that were sold in 2016. The area of Monte Malaga had the highest gain in their home sales with 42 in 2017 and only 27 in 2016. Valmonte showed greater home sales with 52 sold in 2017, up from the 39 homes that sold in 2016, and Palos Verde Drive East showed 63 homes sold in 2017 and only 54 in 2016. The areas of Mira Catalina, Country Club, Peninsula Center and Silver Spur showed some gains in the number of homes sales, while Los Verdes showed the same 52 for both years. All of the other neighborhoods had a decrease in their sale numbers from the year 2016.

RE/MAX Estate Properties Palos Verdes Market Report is out for the last quarter of the 2017 year. I will be discussing the results of the report within the next few days. The Market Data Report shows the number of single family residents properties that have sold and what the average price ranges are. Some of the information that we will be covering are the number of units sold, average square foot range, price range, average price comparisons (2016-2017) and average price per square foot.

During the last quarter of 2017 Palos Verdes had 183 closed transactions, San Pedro had 154 and Harbor City had 52.

Currently, there are 111 single family homes for sale on the Palos Verdes Peninsula, priced from $855,000 to $40,000,000. There are also 19 condo/townhomes for sale priced from $395,000 to $1,825,000.

Palos Verdes homes owners are asking the question does Home Staging sell my home faster? The Real Estate Staging Association has said in the past that those homes professional staged usually sold in half the time as those not staged. They actualy believe that staging your home increases the dollar value that buyers are willing to offer.

Home staging seems to be more appealing to buyers since it shows more of the potential of a home. Whether it be inclusive of such tasks as painting, staining or just adding color to a room by decorating, that fresh appearance makes buyers visualize the potential in the home.

The most important rooms that are usually staged are the living room, kitchen, dining room, master & children’s bedrooms and bathroom. Staged homes are generally decluttered and have a way of showing the most positive attributes of the room. It’s been said that most buyers seem to form some sort of opinion about a home within the first 10 seconds of arriving. Since buyers seem to be previewing homes on the internet, it is important that the homes staged photography will help make that first strong impression.

Why Should Do A Final Walk-Through Before Closing Escrow?

Palos Verdes homes owners should know how important the Final Walk-Through is on your newly purchased property. Loan America just put out an article which reflects the positive decision that homeowners need to make when completing their home purchase. Most real estate companies require that their agents make the Verification of Property Condition as their final disclosure documents. This is done to protect the buyer from any legal issues at a later date.

Loan America states in their article that after you’ve put alot of effort into finding the right house, you need to make sure that you do a final walk through to make sure that no changes have taken place on the property. This is not the time that you request new repairs, instead is just the time to make sure the condition of the home hasn’t changed since your last visit. The last thing you would want is to see any unexpected or unwanted changes made to the property.

When doing this final inspection you want to make sure that the sellers do not have any new property damage that could have taken place during the move out. That all furnishings have been taken out, and items that sere supposed to remain such as appliances, light fixtures or blinds haven’t been removed.

You can take this final walk through just a few days or a few hours before closing. Make sure that you bring any documentation with you that references everything that is to stay, and verify any repairs that were to have taken place. Remember, this is your last chance to give the property a once over before it legally becomes yours.

Palos Verdes buyers know to contact their attorneys or accountants when purchasing a home to inquire on how title should be held.  Each homeowner is different and First American Title wants to remind buyers that title to real property in California may be held by individuals, either in Sole Ownership or in Co-ownership. Co-ownership of real property occurs when title is held by two or more persons. there are several variation as to how title may be held in each type of ownership. I will break down the examples of each:

Sole Ownership – may be described as ownership by an individuals or other entity capable of acquiring title. 1.Such as a single man or woman, an unmarried man or woman,or a widow or widower. 2. A married man or woman as his or her sole and separate property. 3. A domestic partner as his of her sole and separate property.

Co-Ownership – title to property owned by two or more persons may be invested in the following forms: 1. Community Property , 2. Community Property with Right of Survivorship, 3. Joint Tenancy, 4. Tenancy in Common

Other ways of vesting title include: 1. Trustees of a Trust.

Palos Verdes real estate market has increased in the first six months of the year, with sales price and average square foot prices increasing.The overall area markets seem to be feeling the same movement with interest rates still low, and first time buyers getting the sticker price shock.
